UK Single Family Rental

Setting a strategy for the segment

 

As part of a series of papers into the Living sector, here we explore characteristics and strategies in the UK Single Family Rental segment. This builds from the Savills UK Residential research that we were proud to sponsor in late 2023 ‘The Future of Single Family Housing’.

In this report we take the findings of that Savills research to consider the Single Family Rental segment’s risks and our strategic approach.

In our previous reports, Why Living (2022) and Why Living Now (2023) we highlighted;

• Fundamental imbalances of demand over supply

• Strong and durable income streams

• High risk-adjusted returns and outperformance from the sector

• Strong investor appetite and allocations structurally shifting towards Living

In this report we look at the institutional Single Family Rental (SFR) market and its compelling investment characteristics. We draw information from the established US market, the UK listed market and our own direct experiences in the UK. This is a segment that offers many advantages for investors seeking exposure in the Living sector and we consider risks to be clear and manageable when compared to alternative investment opportunities.
