Direct investment


We offer a series of both direct open and closed-end funds that invest across Europe and Asia. These range from core to value-add and include general diversified funds as well as sector and market-specific vehicles. Our product range demonstrates our ability to identify opportunities and execute strategies within our chosen markets on behalf of investors. In line with our investment philosophy, the majority of our funds have a strong income-focused element.


Managed accounts and strategic partnerships

We specialise in operating managed accounts, designing strategies to achieve our clients’ real estate investment program objectives from single-asset transactions to large portfolios. Strategies are tailored by property type, geography, targeted returns and liquidity needs. They include global core and value-add investment strategies. Our local knowledge is complemented by extensive experience in structuring and managing portfolios to meet investor needs.


Indirect investment

To meet changing investor appetites, we offer multiple routes for indirect investment in real estate, including co-investment and special situations. Our acquisition of DRC Capital, a recognised market leader in European real estate debt origination, allows us to offer a range of debt products across the capital structure, from investment grade to high yield.

We operate across markets and sectors to provide investors with access to investment opportunities of interest. Some of our main fund strategies include:

European logistics

We operate three European-wide logistics funds that focus on liquid logistics markets such as France, Germany and Benelux, supplemented by the UK, Southern Europe, Poland and the Nordics. We also aim for occupier diversification (by industry, trade and service provider). 

European diversified

Our European diversified funds target core assets underpinned by strong income characteristics across Western Europe. They benefit from access to local market information and off-market deals through our strong European platform of 13 offices across 10 countries. Our deep networks are key to defending and growing net operating income and sourcing stock. 

European retail

Our pan-European retail funds are focused around key markets in Western Europe, including the UK, France, Germany, the Nordics, Spain and Benelux. Due to changing consumer requirements, we focus on segments such as outlet centres, shopping malls and retail parks, as well as more traditional high street shops. 

Asia-Pacific diversified

We focus on the most developed markets within the region, including Japan, Australia, Singapore, South Korea and Hong Kong, as well as key gateway cities. We tailor strategies to each market, leveraging the experience and relationships of our investment teams on the ground as well as top-down, research-based assement. We are focused on constructing an income-focused portfolio in this stage of the cycle.

Japan value-add/opportunistic

We have extensive experience across the risk-return spectrum in Japan, including corporate private equity (e.g., rehabilitation/reorganisation investments), nonperforming loan investments, development management, value-add and manage-to-core strategies. This feeds into a track record that has seen the team originate, invest in and transact over USD 5bn.

UK balanced

We have over GBP 5bn of investments in the UK and a track record dating back to 1988, with a focus on constructing portfolios that will produce relatively high income. Our largest fund, the Charities Property Fund, has a portfolio of over 100 properties with a bias towards industrial, retail warehouses and alternatives (compared with the market average).
