Savills IM completes office refurbishment of the Fjord Building in Kings Cross

Savills Investment Management (Savills IM), the international real estate investment manager, has completed a full refurbishment of the Fjord Building in Kings Cross, central London, on behalf of a corporate pension fund client.

Situated close to the quays once used for deliveries of ice and timber from Norway, the Fjord Building refurbishment, designed by Ben Adams Architects, incorporates Scandinavian design to reflect its industrial heritage. It provides 20,440 sq ft of office space across five floors, offering a calm and creative working environment featuring whitewashed walls, concrete columns, feature lighting and plenty of natural light. 

ESG principles were also incorporated into the 12-month project, which has been awarded a BREEAM ‘Very Good’ accreditation. The building has 42 secure cycle spaces, showers and changing facilities, catering for sustainable commuting and wellbeing. The generous reception approached via over-height automatic doors – together with the superloo WC configuration on each of the office floors – should appeal to an end-user concerned about social distancing in light of the COVID-19 pandemic. Additionally, the openable windows running the length of the office space plus the separation of extract and supply air for mechanical ventilation ensures air quality is maintained.

Located at 20 New Wharf Road, Fjord Building is situated in the heart of a flourishing creative and commercial hub. It is close to over 160 shops and 24 restaurants, six underground lines, two major national rail terminals and direct connections to 10 European cities via Eurostar. Kings Cross is also a base for an increasing number of global giants such as Google and Facebook, as well as creative start-ups.

The refurbishment was project managed by Savills and undertaken by Parkeray. The office space is being marketed by Savills and Edward Charles & Partners.
